Home Owner Insurance

Homeowners Insurance in Connecticut

Protect your home, belongings, and personal liability with homeowners insurance built around your real risks.

A homeowners policy can help cover damage to your house, personal property, other structures, and extra living expenses after a covered loss. It can also include personal liability coverage if someone claims you caused injury or property damage.

What Homeowners Insurance Can Cover

Home
Coverage for the house itself, including the roof, walls, attached structures, and built-in systems.

Belongings
Coverage for furniture, clothing, electronics, appliances, and other personal property.

Other Structures
Coverage for detached garages, sheds, fences, and similar structures.

Loss of Use
Coverage for extra living costs if a covered loss makes your home unsafe to live in.

Personal Liability
Coverage for legal defense, settlements, or judgments if you are legally responsible for injury or property damage.

Medical Payments
Limited coverage for guest injuries, even when legal fault is unclear.

Homeowners Liability Insurance

The liability part of your homeowners policy may protect you from covered claims involving:

  • A guest slipping and falling
  • Accidental damage to someone else’s property
  • Certain dog bite or animal injury claims, if not excluded
  • Claims involving children or household members
  • Legal defense for covered lawsuits

Higher liability limits may be available. A personal umbrella policy can add extra liability protection above your homeowners and auto policies.

What Is Usually Not Covered

Most homeowners policies have exclusions. Common items that may not be covered include:

  • Flood
  • Sewer or drain backup, unless added
  • Earth movement
  • Wear and tear
  • Mold
  • Business activity
  • Short-term rental activity
  • Certain animal liability claims
  • Motor vehicle liability

The Connecticut Insurance Department states that most homeowners policies exclude flood, surface water, sewer or drain backup, earth movement, automobiles, animals, and business property, unless coverage is added or written differently in the policy. CT.gov

Common Coverage Gaps

Flood Insurance in Connecticut

Standard homeowners insurance does not cover flood damage. Flood insurance may be available through the National Flood Insurance Program or private flood insurance companies. Connecticut’s Insurance Department also notes that homeowners and renters insurance do not cover flood damage. CT.gov

Connecticut law also requires homeowners and renters policies to include a notice explaining that the policy does not cover flood loss and that separate flood insurance is available. Connecticut General Assembly

Connecticut Homeowners Insurance Rules to Know

Connecticut has specific rules that may affect homeowners coverage.

A hurricane deductible may apply only during the time allowed by Connecticut law and only when a hurricane warning is issued for part of Connecticut and the storm produces sustained winds of at least 74 mph in some part of the state. Connecticut General Assembly

Connecticut also has a matching rule. If covered repairs require replacement materials that do not match nearby materials in quality, color, or size, the insurer must replace materials as needed to create a reasonably uniform appearance. Connecticut General Assembly

For cancellation, Connecticut law limits when a homeowners policy can be cancelled after it has been in effect for at least 60 days or is a renewal policy. Reasons include nonpayment, fraud or material misrepresentation, increased hazard, and certain other statutory reasons. Connecticut General Assembly
